What is the size of the market for Joint Equity?

With any new approach it is always difficult to determine the size of the market however, there are some pointers.

The CML reports the 1st time buyer market in 1999 was 590,000 but by 2005 that had dropped to 370,000 a loss of 220,000 annually.

This is supported by a recent CML report which stated that for;

· a 25/75% Investor/Owner-Partner split of ownership, 2006 demand is predicted to be 25,725 new purchases pa.

· At 35% Investor-Partner and 65% Owner-Partner the predicted demand in 2006 is 42,510.

The report did not asses 50/50 options but extrapolating their other findings we would expect:

a 50% Owner-Partner and 50% Investor-Partner option to attract 68,500 new purchases pa. which in total is nearly 3 times our target market size.

What is the breakdown?

First Time Buyers:

900,000 in private rented

150,000 pa unable to buy

 

Divorced and Separated:

250,000 pa

 

Buy to Let:

100,000pa

Total market 250,000 pa - £34bn
